Does does your software reside on my computer?

Yes. When you purchase our program, we install it on your computer, or on your network server, depending on your needs. You retain full control over the software.
Is there a limit on how many units I can track.

No. We give you unlimited room to add as many properties and tenants as you can manage. There is never any tier pricing. We sell one version to everyone. There are no extra modules, or upgrades needed - ever.  Every feature you need now or may need in the future is already there, from MICR check printing to a legal system, from a one computer office to a large local area network. You grow into our software - not out.

I only manage a few properties, so is your software right for me? Yes and no, depending on your goals. If you are a small company with plans to grow our program is perfect because every feature available to the big guys is included in your software. As you grow, our program grows with you - no upgrades needed!

However, if you are just managing a few single family homes as a side business, our program may be overkill. You might want to consider an "off the shelf" program that has fewer features and is less expensive.

Can your program handle tenants on public assistance? Absolutely. At your fingertips is control over tenant subsidy amounts, subsidy payments from the government, and complete subsidy reports. Our system handles these moneys separately, so you won't lose track of government money that's owed to you.
I manage a combination of rentals and condominiums. Can your program deal with their differences? Of course.  Each property in our system can be setup as either a rental, a co-op, a condo, or a rental in conversion. For co-op and condo properties you can enter shares for each tenant and have our program automatically calculate assessments, global common charge increases, and even print 1098s.
Can your program manage weekly rentals? Not really. Our system is designed around a monthly billing cycle - typical of what you find in standard residential leases. What you are looking for is hotel management software, which can be purchased from other companies.
Why is your software so expensive? Like everything else in the world, you get what you pay for. Our software is a professional level package designed to run your business. Thousands of hours of ongoing development for over 22 years has gone into our system. Continual feedback from our large client base and the ever changing landscape of real estate management has allowed our program to evolve into an extremely powerful and up to date package.

Also, included in the price is onsite installation and training. If you factor those elements out of the cost (because most companies do not provide this important service), you can see we are quite competitive.

Is there a demo disk you can send me? No. Most demo programs only touch the surface of what the software can do, and in many cases are just confusing. We have a better solution. If you are near one of our clients, we send you to them. There you can see the software "live" and ask the staff questions.

We also provide a 30 day trial period where we install a full working version of the program and give you some initial training so you can begin real work the first day. We only ask for $1000.00 to cover our training costs. If after 30 days you want to stay with us, we schedule additional training and bill you the balance over several months.
